Spring Trails is a master planned community located just 3 miles east of Old Town Spring along Riley Fuzzel Road in southern Montgomery County.  Started in 2002, this projected 1,600+ home community is conveniently located just off the Hardy Toll Road and Interstate 45 in north Houston allowing easy access to Bush Intercontinental Airport, The Woodlands, the Greenspoint area and Downtown Houston.

Many of Houston’s most popular builders including Coventry Homes, Darling Homes, David Weekly Homes, Perry Homes, Plantation Homes, Wilshire Homes and Lennar Homes are building in Spring Trails.  Prices range from $130,000 to low $400,000.  A wide variety of one and two-story homes are being built including some in secluded gated sections.

 Telfair is a master planned community about 20 miles southwest of downtown Houston in Sugar Land and Ft. Bend county along Highway 59.  With the widening of Highway 59, Telfair is an easier commute for those working in the Houston area. 

Started in 2006, this 2,018 acre development is located on former state prison farm land.  The only reminder of this is the historic Central State Farm building which was built in 1939 and is now the home of the Houston Museum of Natural Science Sugar Land branch.  In addition to the museum, Telfair features 250+ acres of outdoor recrational areas such as trails, parks, a central pool area, a 70+ acre lake and coming in 2010 a new Telfair Central Hall with fitness facilities and meeting rooms.  Much detail has been givin to the overall look of Telfair with arched bridges featuring brick accents, 1930 vitage style lighting and well manucured common areas.  In addition to all of this, the community boast a unique community sponsored “TelfairLife” non-profit organization that provides outdoor activities, programs and services for Telfair.

Lots of residential new contstruction is still taking place with many well know Houston builders such as Meritage, Highland, David Weekly, Newmark and more.  Price ranges are typically in the $250,000-$800,000 range and include patio homes.  The entire Telfair community is zoned to Ft. Bend ISD schools and is home to a University of Houston branch campus.   All of this and just 5 minutes away from Sugar Land’s Town Square, Telfair will continue to be a fast growing community in one of the fatest growing regions in the country.

Located just south of Highway 290 along Fry Road in northwest Houston, Cypress Creek Lakes is a master planned community that started building homes in the $200,000-$650,000 price range around 2004.  Many popular builders such as Meritage Homes, David Weekly Homes, Perry Homes, Brighton Homes and Coventry Homes offer their latest models in several locations throughout the community.

One the big selling points for Cypress Creek Lakes are the big lots, many starting at 80 feet wide by 150 feet deep.  In addition, the 1,600 acre site features multiple lakes, 2 recreational areas that include pools, hike and bike trails  pocket parks and mature trees.  The 36 hole Black Horse Golf Course is just across Fry Road as well as plenty of dining and shopping options along Highway 290.

Cypress Creek Lakes is zoned to the Cypress Fairbanks School District and features an elementary, middle and high school within the community, a rare set up for any neighborhood in northwest Houston.  With lots of new construction going on, there will be plenty of housing options for anyone to enjoy.  A community worth checking out.

Hearthstone is a golf course community in northwest Houston started in the mid 1970s.  The original sections were built around the 27 hole Hearthstone Country Club.  Most of this area was completed in 1985.  The rest of the community was built throughout the 80s and 90s.  The last homes built were in 2001.

Located just west of Highway 290 and the Sam Houston Toll Road off of FM 529, Hearthstone, and its 1,300 homes, offers a strong home owners association and wonderful amenities including a 2 acre central park with trails, an Olympic size swimming pool, tennis courts (some covered), playground equipment, volleyball and basketball courts plus a gazebo.

A variety of homes including smaller one story ranch style homes, patio homes, estate homes on the golf course and a gated section.  Hearthstone now features mature trees and most homes are withing walking distance of Cypress-Fairbanks schools located in the area.  Home sales range from $100,000 to $375,000.

Twin Lakes is a highly sought-after gated community just north of Interstate 10 along Eldridge in west Houston.  Close to Houston’s Energy Corridor, this 343-acre community was started in 1989.   All of the 400 homes were built by Kickerillo Custom Homes and the last sites were finished in 2000.

All of the homes are custom and are a bit larger in size averaging 4,200 sqft.  Many feature large master bathrooms, roomy secondary bedrooms, impressive formal areas, sunken wet bars, 2 story living areas, over-sized crown molding and 3-car garages.   Homes typically sell in the $300,000-$700,000 range.

Backing to the Addicks Reservoir, Twin Lakes has a resort feel featuring 24-hour manned entry, an Olympic size swimming pool, club house, lighted tennis courts, hike/bike trails and the large lakes.  4 lakes in fact, all featuring spraying fountains and waterfalls surrounded by mature landscaping, curvy streets and plenty of cul-de-sacs.

Twin Lakes is located in the Cypress-Fairbanks school district.  Kirk elementary is located just down the street.  In addition, you’re a short drive from shopping, restaurants and more along Memorial Drive and at the new City Centre near I-10 and the Sam Houston Toll Road.

Riata Ranch was one of the first communities started along Barker Cypress just south of Highway 290 in Northwest Houston.  Building began in 1996 and continued through 2007.  Current price ranges of resale homes are from $125,000 to $300,000.  Many of Houston’s popular builders worked in the community including D.R Horton, Emerald Homes, Morrison Homes and Huntington Homes.

Riata Ranch is themed as a quiet Texas hill country destination.  Tall limestone columns and small water fountains flank the main entrances along Barker Cypress.  Additional limestone columns and markers are continued on through the community.  A large multipurpose sports area in a central park along with a junior Olympic swimming pool, tennis courts and miles of hike and bike trails are some of Riata Ranch’s amenities.  Several of the sections are gated as well.

Riata Ranch has a strong sense of community with an on-line web site, monthly newsletter and community events for the entire family.  Zoned to popular Cypress-Fairbanks school district and easy access to Lone Star Community College, Riata Ranch is a popular destination for those looking for a community that offers plenty of amenities but is still small enough to know your neighbor.

Home of the Houston National Golf Club, Stone Gate is a 1,800 acre master planned community located on the south side of Highway 290 at Barker Cypress in Northwest Houston.  The resort like setting features homes in the $150,000 to $400,000 price range.  New construction is still taking place with home builders Westin Homes, Deerwood Homes, CastleRock Communities and First Texas Homes.  All builders install broadband technology into the homes located in Stone Gate, a nationwide first when started in 2000.

Much of the community is gated and includes 24-hour monitoring. Once inside the gated enclaves, you will notice homes on cul-de-sac streets backing to multiple lakes or fairways along the 27 hole Houston National golf course, ranked #1 public golf course in Houston.

Great family amenities in Stone Gate include a 5 acre “SplashPad Texas” water park, a recreational center including club house, junior Olympic pool, covered basketball pavilion, sand volley ball courts and more.  Cypress-Fairbanks schools are zoned to Stone Gate.   Shopping, day care, restaurants and Lone Star Community college are all located nearby.

Black Horse Ranch was started in 2000 just south of Highway 290 along Fry Road in northwest Houston.  The community was once a horse ranch and still reflects its heritage, with the old grain elevator still located along the freeway and features the Black Horse Ranch logo.

Now the former horse ranch features 2 18-hole golf courses that in 2002 was voted top 10 golf course nationwide for a round of golf under $100.  40 half-acre lots with custom homes up to $800,000 are placed along the fairways.  Other amenities in Black Horse Ranch include lakes stocked with bass, pools, play grounds, baseball fields, eight tennis courts and lots of hike and bike trails among the mature pecan trees.

The neighborhood is zoned to the Cypress-Fairbanks school district with new schools including a wonderful high school just a few miles south on Fry Road.  Plenty of restaurants, shopping and entertainment nearby along Highway 290, and easy access to the Metro Park and Ride system.

The community, when completed, will feature about 700 homes.  Custom builders Ronny Carrol and Tommy Bailey are building custom homes, along with Plantation Homes and Beazer Homes who are working on production homes.  The price range in Black Horse Ranch is $170,000 up to $800,000. 

Lakes on Eldridge and Lakes on Eldridge North are gated communities located along Eldridge just north of Interstate 10 and a few short miles from the Houston Energy Corridor in west Houston.  The neighborhoods also offer easy access to Highway 290 and the Sam Houston Toll Road.

Started in 1995, Lakes on Eldridge was designed with resort living in mind.  A 24hr manned entry greets your guest as they enter the main boulevard.  They will first see the large lake, massive waterfalls and spraying fountains.  In the distance is the tiled clubhouse/fitness center in addition to the community pool.    Owners have access to this as well as tennis courts and miles of hike and bike trails.

Lakes on Eldridge was very popular and sold out quickly.  The developer then began to build Lakes on Eldridge North.  This community is just across the street from Lakes on Eldridge along Tanner Road and started around 1999 with the same list of amenities and lakes.

Lakes on Eldridge and Lakes on Eldridge North are both zoned to the popular Cypress-Fairbanks school district and feature a wide range of home prices.  The roughly 1,900 homes in the neighborhood sell in the mid $200,000 range up to $1 million for some of the larger custom homes.

Voted 2009 National Master Planned Community of the Year, Bridgeland is an 11,400-acre master planned community located in northwest Houston.  Just south of Highway 290 along Fry Road, this 2009 National Assoc. of Home Builders Master Planned Community of the Year has many amenities that today’s buyers are looking for.  Over 3,000 acres of lakes, trails, disc golf, parks in addition to a 6,000sqft community center.  Section “E” of the Grand Parkway, once built, will go through the community connecting Highway 290 and Interstate 10 to the south.

Many of Houston’s top builders are building today’s most popular floor plans in Bridgeland.  Ranging from $150,000 to custom homes over $700,000, there is a home for every budget.  Bridgeland currently offers 12 decorated homes to preview in their models row.
